
Jackson-area homes for sale drop to a median price of $144,500

A typical Hinds County home listed for $144,500 in June, down 3.3% from $149,500 the previous month, an analysis of data from Realtor.com shows.
From June 2021, the average listed home price in June decreased by about 18.8%. The average home in Hinds County is 1,666 square feet and listed at $91 per square foot.
The Hinds County market was busy, averaging 45 days on market. A month ago, homes had an average of 37 days on the market. The market added 204 new home listings in June compared to 192 added in June 2021. The market ended the month with about 343 listings of homes for sale.
Average home prices given by Realtor.com may exclude more or more homes on the market. Price and volume represent single-family homes, condominiums or townhomes only. They include existing homes, but exclude most new constructions and pending and contingent sales.

What were Jackson-area home prices in June? Here’s a county-by-county breakdown
Rankin County home prices fell 5.8%, to a median of $357,950 a month earlier. The typical home was on the market 36 days to 42 days a month ago. A typical 2,206-square-foot home was priced at $167 per square foot.
Madison County home prices fell 12.4% from a month ago to a median of $547,500. The typical home was on the market for 32 days, up from 35 days a month ago. A typical 2,963-square-foot home was priced at $177 per square foot.
Bolivar County home prices fell 1.2% to a median of $160,000 a month earlier. A typical home was on the market for 59 days, up from 70 days a month ago. A typical 1,930-square-foot home was priced at $88 per square foot.
Across metro Jackson, median home prices fell to $285,000, down 1.6% from a month ago. The average home has 2,099 square feet with a list price of $128 per square foot.
Across Mississippi, median home prices were $269,900, up 0.1% from a month ago. The average Mississippi home for sale had 2,025 square feet at a list price of $128 per square foot.
Across the United States, median home prices were $450,000, up 0.7% from the previous month. The average American home for sale has 1,887 square feet and is listed at $228 per square foot.
The median home list price — the midway point of all homes or units listed in a period — is often used in this report instead of the average home list price because the median gives a more accurate view of what’s happening, experts say. A market. In finding the median price, all the prices of listed homes are added up and then divided by the number of homes sold. This measure can be rotated by a lower or higher price.
Central Mississippi Realtor Rick Henson of McIntosh & Associates said, in his opinion, business is about the same as it has been for the past few months.
Henson said the market is slowing somewhat due to rising interest rates. “But we still have a shortage of houses. The inventory has not returned to normal since the pre-Covid situation.”
Henson said foreclosures don’t appear to be higher or lower than at any time recently.
